There’s a lot of uncertainty, but rates are low and people (a lot of people) are buying and selling houses right now. Here are the Jacksonville Real Estate Market Stats for the past week, run on April 18th 2020:

  • 918 New listings came onto market
  • 750 Houses went under contract
  • 710 Transactions CLOSED (Whoohoo!)

What does that mean for you? It means that even in the current environment, record-low mortgage rates mean it’s your money goes further. Important, no matter which side of the transaction you’re on.

For those that have no idea what this is: this is what is left of the old Courthouse and City Hall Annex building in Downtown Jacksonville. It was demolished (imploded) last weekend, and now it’s time to clean up.

The Jax Daily Record has a nice round-up of plans, projections, and ‘things’ that will happen in the region in 2019. They think that there are some pretty exciting stuff is in store for Jacksonville and NE Florida.

Some items they note:

  • All City Council seats, and the Mayor’s office, are up for grabs
  • New construction projects are slated for the Northbank, Southbank, LaVilla, and Brooklyn areas.
  • The Hart Bridge ramp is being removed to make room for Shad Khan’s development plans
  • New land is being made available for sale- specifically, land currently owned by the Skinner and Davis families.
  • Historic neighborhoods are seeing new development / resurgence (San Marco, Murray Hill, Brooklyn, Springfield, etc)
  • e-commerce continues to grow (holy cow- have you seen the size of those amazon.com warehouses?)
  • Unemployment in Jacksonville, slightly better than the national average and under 3%, is probably not sustainable
  • Southeastern Grocers emerged from bankruptcy, but ownership has changed hands as part of that process. The plans of the new owners should be made public in 2019.
  • Jax will have two new public companies: SharedLabs and LocatorX (I was aware of SharedLabs, but not LocatorX- their intro video is pretty impressive)

There’s more, but these were the ones that jumped out at me. My take is that, if we can, nationally, get through this recent uncertainty without too much damage, NE Florida and Jacksonville will have a great 2019.

The Jax Daily Record takes a look at the latest labor report from ManPowerGroup and points out that the Jacksonville labor market looks, well, pretty darned good for 2019!

Hiring expectations are high, with almost a third of companies responding saying they plan to increase employee count, with just a single percent saying they plan to reduce headcount.

This jives with what I personally hear, all the time (especially in the tech industry), that finding good people is harder now than ever before (recent history).

The Times Union has a nice write-up about a common dilemma that reared its ugly head recently: public schools with not enough money.

While they (thankfully) don’t all look like School #4, just a little under a third (56) of the Duval County School buildings are in pretty bad shape and need to be replaced. 

Jacobs Engineers was hired by the Duval County School board to create a long-term facilities plan, a plan that will look at the useful life of the buildings while taking into account the expected enrollment, major expenses, etc.  The firm continues to gather information.

Some major points and interesting facts: 

  • Duval is one of a handful of urban districts that doesn’t have funding from a second source for building costs (that is: sales taxes or impact fees) 
  • Charter schools continue to grow in number, which removes students as well as funding from the existing schools
  • 129,181 students are enrolled in DCPS Schools (2017-2018)
  • Of those, 15,943 attend Charter schools (wow- I had no idea there were that many)

With all the great projects happening or planned for Downtown Jacksonville, are we ready for the app-driven, GPS enabled, rentable electric scooters to make an appearance? 

The basic idea is that: GPS enabled, electric scooters are made available, basically everywhere in metro areas. They get unlocked / rented, for ‘as little as $1,’ used and dropped off where-ever the renter is done. No need to pick-up and return at a certain location; just pick up and drop off at your convenience!

There are two main competitors in this fledgling industry: Lime and Bird. They both have MANY more locations than I realized:

Pretty remarkable, seeing as how both companies were founded in 2017. Bird is valued north of $2B in its latest round of funding.

Of course, it’s not all rosy everywhere. The Verge has a piece about some of the downsides of the business model; faster than expected depreciation, vandalism, repair costs, and overall, higher than expected expenses. 

And, also of course, personal injury attorneys will do their thing to keep us safe.

I say bring it; where do I sign up? It may not be sustainable, and it may have some downsides, but I for one would have gladly rented four scooters at the last Jags game. We parked about a mile and a half away, and a scooter ride would have made that trip a LOT more entertaining.
